A feasibility study for the densification of Rotnes, the town that grew up around Nittedal station after the Gjøvik line was built. The brief asked how roughly 450 new homes could be added around the station; the study answers a prior question first: what is a good density for this place, rather than maximum density. The analysis maps what growth has to respect: the green hills that frame the town, the cultural environments along Stasjonsveien, the steep slopes, and a railway that splits Rotnes in two.
2024
The project proposes a graded strategy. Density is high against the steep slopes, medium in the open central landscape, and low within the existing villa fabric, so that growth lands where Rotnes can carry it. A new railway park threads stormwater, ecology and recreation along the tracks, and new crossings stitch the two halves of the town together. The study now serves as the basis for the municipality’s area plan: a tool for residents and politicians to decide what Rotnes might become.
